A very attractive large stone house, recently restored, with new pool and resurfaced tennis court, surrounded by immense private grounds with beautiful views. Being on the outskirts of the market town of Le Bugue, which is located on the Vézère river, this property offers a tranquil setting for those who want a totally relaxing holiday yet is within a stone's throw of all amenities and the many sites this wonderful region has to offer.

On entering via the front door one finds an inner hallway off which, straight ahead, is the immense open plan sitting/dining room with tiled floor and exposed beams. Comfortable sofas are grouped at one end in the sitting area which also has double doors leading to a small balcony. The large dining table is at the opposite end, close to the spacious kitchen.

From the dining room one can access the well-equipped and newly installed kitchen. With tiled floor, a very good range of solid wood base and wall units, a mix of granite and tiled worksurfaces, breakfast table, all new appliances and double doors leading out to the covered dining terrace, this room gives ample space for family preparation at meal times and the dining terrace overlooks the far reaching views.

Also on the ground floor is a laundry room, next to the kitchen.

Returning to the entrance hallway solid wood stairs lead up to four bedrooms (3 doubles and one single), all good sizes with herringbone parquet floors, wallpapered walls and integral hanging wardrobes. One of the doubles has an ensuite bathroom and there is an additional large family bathroom at this level also.

For those families needing further accommodation (maximum 9 people), the property offers an independent annexe/studio with twin bedroom. This studio may be accessed from an interior corridor off the ground floor hallway and also has independent access from the outside. It consists of a sitting/kitchen/dining area, twin bedroom and shower room.

Outside the immense grounds surround the property. The newly installed pool overlooks the valley views and to one side of the property is a floodlit tennis court which has been recently re-surfaced.

All in all a very spacious property, totally private in its own well tended grounds and with the added advantage of private pool and tennis court. Being so close to the market town of Le Bugue and all the sites this lovely region has to offer, this property is an ideal choice for those wanting both a relaxing holiday yet with easy access to all amenities.

Situation


This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

Less than 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
