A large and imposing property, set high up in the hills above Les Eyzies, with unparalleled views of the valley and river beneath.  Les Eyzies, being the Dordogne centre for « pre historic man », is blessed with many museums, caves dating back centuries, shops, restaurants and general amenities, and the property is situated just 2km from the centre of town.  The river Vézère also runs through the centre of the town from where canoes may be hired.

Privately located on a quiet lane and surrounded by a high laurel hedge to the rear, the property has parking for several cars.  

On entering through the solid wood front door one finds a very spacious ground floor level with large open plan kitchen/sitting/dining room.  The kitchen has light oak flooring and has been recently installed featuring granite island/breakfast bar with high stools, large American fridge/freezer, electric oven, plancha, induction hob with additional 2 ring gas hob, built-in microwave and a built-in steam cooker.  The dining/sitting room has limed beams, large surface rugs, stone fireplace and several sets of French windows overlooking the terrace, pool and view, making this a nice light room.

Also on the ground floor is the master bedroom suite with contemporary bathroom (bath, separate shower, double basins and WC).  Large double doors with electric shutters lead out onto the balcony which overlooks the pool and river /valley views.  

From the entrance hallway an open sided staircase leads to the first floor where there are 3 large double bedrooms - each decorated in a different style, and all with ensuite bath/shower room, sofas/lounging areas and air conditioning.

Returning to the entrance hallway, an interior staircase leads down to the garden level where there is a large double bedroom with air conditioning.  This bedroom has its own independent double door access to the garden with long shallow steps from the parking area and would therefore be suitable for wheelchair users.  The bedroom itself has a sitting area and piano for those guests who are serious pianists.  Also at the garden level is a a large family bathroom, a well equipped gym, a sauna large enough for 4 people, a laundry room with washing machine and dryer, and a store room with additional fridge/freezer - ideal for storing drinks/ice creams when lounging by the pool.

Please Note:  The owner has made available 5 double bedrooms from which guests, up to a maximum of 8 people, can make their choice of rooms.  

At the garden level, outside, is a table tennis table.  A combined gas barbecue/plancha is located on the ground floor terrace.  

Within the grounds are many established trees and plants.  Below the property the large 12m x 6m « L » shaped heated/salt water pool has an electric cover and large sunbathing.

An extremely well equipped house, very well situated to discover the many sites this region has to offer but also ideal for those families wanting to relax and soak up the peace and quiet of the countryside.

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

1.5 hours from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
