Description

Dating from the 13th Century, a rare opportunity to buy a truly historical property in the centre of the Bastide Village of Beaumont-en-Périgord. One of the 21 original properties constructed in Beaumont - this one being the former abattoir - the property has been lovingly renovated, maintaining the majority of the characterful features whilst combining modern amenities such as a fully fitted kitchen and new bathrooms.

The property is blessed with a very good ratio of bathrooms to bedrooms and the owners offer B&B at certain times of year. Features include a wealth of exposed stonework and beams, original two storey chestnut staircase, original wood flooring to some bedrooms, large stone fireplace, stone sink and deep well, and beautifully formed arches, peep holes and niches.

The roof structure is in good order and is heavily insulated with quality insulation products. The property is on mains drainage. In addition, installed to the outside point (although not hooked up currently) mains town gas is available.

At the front the property also has the added advantage of access to outdoor space large enough for table & chairs and sofa.

On entering the property one finds a large sitting room with tiled floor, stone fireplace, wood burning stove, stone sink, exposed stonework and beams. The stonework is of the large "pierres de château" variety and is in excellent condition. There is a clear water well in one corner of the room (approx. 5M deep). With a copper hand pump alongside, the well is currently covered but could easily be restored to make a feature. There are two full height windows either side of the entrance door and a side door to leading out to the narrowest Alley in Beaumont.

A large opening with two steps leads through to the fully fitted kitchen/dining room with a good range of limed hardwood wall and base units, tiled work surfaces, double sink, range style cooker with double electric oven and hob with extractor fan and built-in dishwasher. There is ample space for a large dining table. A very large double glazed oak window is located over the sink. Exposed stonework ("pierres de château") and beams, as well as original "peep hole" windows add to the charm and character of this room.

Also on the ground floor is a cloakroom with Wc and basin.

On taking the staircase to the first floor, on the right is a very large, light bedroom with impressive tall window with fly screen and solid wood floor. A walk-in dressing room, spacious airing cupboard and ensuite bathroom with jacuzzi bath, separate large shower with power jets, basin and Wc. The second double bedroom also has a dressing room, large double glazed oak window and original part glazed door. The bathroom for this bedroom is just opposite and has bath and basin. Completing the accommodation on this level is the third very light double bedroom with double aspect windows, solid wood floor, fireplace with tiled floor hearth, walk-in dressing room and charcterful shower room featuring large corner shower, basin, Wc and a full height arch believed to be the original entrance to the property.

The second flight of stairs leads up to the top floor, passing another stone archway in the wall. To the right is a bedroom with exposed beams, fully insulated with two large built-in cupboards. This bedroom has its own bathroom with corner shower, Wc and basin. The fifth bedroom also has exposed beams (decor currently being completed by the owners) with ensuite shower room (plumbing and all connections in place - owners in the process of completing this ensuite).

All in all a very historic property located in a very popular Bastide Village with amenities and restored to a high standard.

Location

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir, where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

Just 10 minutes from Lalinde (Bastide market town, railway station) and 25 minutes from Bergerac (all amenities including airport and railway station). Beaumont has markets on Tuesdays and Saturdays and night markets in the summer.
