Country Side Property

12m x 6m

This beautiful exposed stone property comprises an ensemble of three fully renovated buildings grouped around an attractive courtyard, to one side of which nestles an ancient bread oven.  In addition to the habitable buildings are two large caves/basement areas and a generously sized 12m x 6m heated swimming pool.  Several paved terraces encircle the property, inviting either shade or sun for al fresco dining at all moments of the day.

Situated in a small hamlet above the commune of Le Coux et Bigaroque, the ensemble of buildings includes a very spacious Main House, a large guest cottage and a separate guest suite, located on a beautiful plot of over 5.5 hectares.

The property is currently used as a second home and extended family retreat but would also be ideal for a B&B / gîte business, particularly for those in search of space and tranquility.

Main House

The Main house has 4 bedrooms and 3 bathrooms, full oil fired central heating and ceiling fans to some rooms.

The solid oak entrance door, at the courtyard level, leads into a long hallway with tomette floor tiling off which, to the left, is a spacious and elegant bedroom.  Opposite the bedroom is a modern shower room with walk-in shower, basin and toilet.  Also on this level is the large laundry room with tiled floor, long work surface and sink, ample space for clothes drying and oil-fired boiler.

From the hallway there is also access to the basement.

At the end of the hallway steps lead up into the spacious open plan living/dining room.  This room is very light and airy not only due to the decor but also because of the many windows and doors which lead to the covered terrace at the front of the house and the pool area to the side.  All in all a very characterful room with lime washed exposed beam ceiling, an immense stone fireplace and a tomette tiled floor.

The separate kitchen is accessed from the dining area and is located at the rear of the property with a glazed door leading out to a large dining terrace overlooking the rear garden.  A good range of both wall and base units in a satin cream colour, in addition to a handsome free standing dresser-style cabinet in toning blue, offer very generous storage space.  Granite surfaces bring the kitchen together as an efficient area with the work space being arranged in a U-shape including Zanussi built-in oven, electric hob, dishwasher and large fridge/freezer.

Returning to the dining area, a solid wood staircase leads to a landing area with 2 bedrooms and a large, recently renovated, family bathroom.  Both bedrooms have pale grey tiled floors and built-in wardrobes.  The family bathroom has a bath, large separate shower, a toilet and a double length oblong raised basin.  Also on this level is a small single room, currently used as an ironing room, and a good sized airing cupboard.

From the main landing, steps lead up to a second demie landing off which is a large air conditioned gym/fitness room.  At this level one also finds the 4th air conditioned bedroom with an ensuite shower room. The bedroom has a pale grey tiled floor, double aspect windows with interior shutters, a fitted wardrobe and an eaves cupboard.  The shower room is compact but well-designed to take advantage of the available space with a corner shower, a toilet and a raised conical granite wash basin.

Guest Suite

Adjacent to the Main house, accessed via a flight of limestone steps, is a very spacious guest suite.  Accessed via tall glazed sliding doors which run along the covered rear terrace overlooking the garden, the guest suite offers a peaceful retreat in a contemporary style and the added advantage of full air conditioning in summer with full underfloor central heating capacity in winter.

With a creamy limestone floor throughout, the space has been designed to offer an open-plan bedroom/bathroom/dressing area with, in the centre of the room, a unique open tread pine staircase with hand crafted railing which leads onto the mezzanine which currently serves as office space.

The bathroom has a very generous-sized bath, a large walk-in shower and 2 wash basins.  There is also a separate WC and the dressing room is cleverly disguised behind lightwood panelling.

Maison d’Amis/Guest Cottage

The very spacious Maison d'amis is situated opposite the main house, on the far side of the graveled courtyard, with a vine covered pergola running the length of the terrace.  Totally renovated recently, it offers comfortable accommodation with all modern conveniences.

Downstairs is an L-shaped open plan room which serves as a fully equipped kitchen and a dining room with fireplace.  Floors are tiled in this open plan area.

Also on the ground floor are 2 bedrooms, one of which has an ensuite bathroom.  There is also a second separate bathroom.  Both bedrooms have tiled floors.

On the second floor are 2 further bedrooms and a large bathroom with bath and separate shower.  Upstairs the floors are solid wood.

This property has full central heating and ceiling fans to most rooms.

Under the Main house a large dry basement area offers plenty of storage space.

Beneath the Maison d'amis is a large gravel floor cave for storage and a second concreted area which houses the oil-fired boiler and fuel tank in addition to a generator.

There is a very large double workshop beneath the Guest Suite which houses the boiler for the Suite, as well as the fuel tank for the Main House and Guest Suite.

There is further covered parking in the courtyard.

Pool Area

Around the 12m x 6m heated swimming pool are large sunbathing terraces.  The pool has a recently installed electric cover.

The 5.5 hectare site consists almost exclusively of grassland and is gently sloping.

In summary, a beautifully renovated property which has used quality fixtures and fittings to create a very comfortable family home, but which could easily be offered as luxury B&B or gites.

Located in a small hamlet yet only fifteen minutes’ drive from Le Bugue with all its amenities, 10 minutes from Siorac and within 45 minutes of both Sarlat and Bergerac with its own airport.  The local bakery in Le Coux is just 5 minutes away.

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir, where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

11Kms from the market town Le Bugue, less than 6kms from the village Coux et Bigaroque with a bakery.

Less than 1 hour from Bergerac airport, 2.5 hours from Bordeaux airport, 2.45 hours from Toulouse airport.
