This large old stone house nestles in the Dordogne countryside. Located in a quiet setting with lovely views and a stone's throw from Le Bugue, where you'll find a lively market on Tuesday and Saturday mornings. 

The property has several outbuildings and a recently installed heated 9m x 4m swimming pool. The approach to the building is leading to a house with a large garden in front of the house. 

The layout of the house is divided over 3 floors (please see the attached floorplan).

On the ground floor is a spacious kitchen with a good range of base and wall units, a tiled floor and exposed beams. There are several open shelved kitchen units, two built-in SMEG ovens and a 5-burner SMEG built-in gas hob. The kitchen has a terrace to the front and back - the rear terrace looking over the grounds, wishing well to enjoy a covered porch for shady dining on hot summer days.

We are going through a library / office. There is a door to the front of the garden. The office has a range of built-in cupboards and a desk, located at the back of the window. Further along, on the same level, is the second sitting / dining room with a large fireplace, wooden floor and exposed limed beams. This room has a staircase leads to the third floor, which has two large mansarded bedrooms (one with pine flooring and the other with singsal matting) and a small bathroom. There are a range of velux and houteaux windows at this level.

Returning to the second sitting / dining room, a door gives access to the large terrace with heated pool at the side of the property. The pool area has a retaining wall and is very privately situated within the grounds of the property. There is ample space for dining and sunbathing. The 9m x 4m pool was installed in 2013 and has a heat pump.
