A delightful old stone village house with very pretty enclosed courtyard garden situated in Siorac, which is located on the River Dordogne. Within walking distance of the property are a large supermarket, pharmacy, dentist, post offfice, bakers and other shops as well as a railway station with links to the Bergerac/Bordeaux and Sarlat lines.

The main entrance door is accessed via the courtyard garden which has a wooden gate with arched pergola above. The courtyard is enclosed and very private and has a covered dining area which provides a lovely spot for al fresco dining.

On entering through the main entrance door a tiled hallway gives access to the main sitting room with stone arch, wood burning insert fireplace and large double windows to the front of the property.

The compact kitchen is well equipped and gives access directly into the attractive dining/summer room which is fully glazed with electric ceiling blind and overlooks the courtyard garden.

Also on the ground floor is a laundry room/cloakroom with washing machine, dryer, WC and basin.

Returning to the hallway the original solid wood staircase winds up through the centre of the house. On the first floor is a large light double bedroom with windows to the front of the property, a smaller guest bedroom to the rear, and a bathroom with corner bath, basin and WC.

Continuing to the top floor one finds an enormous suite with bedroom, sitting area, windows to front and rear, exposed beams and a good sized en-suite shower room with shower, basin and WC.

All in all a charming village house which maintains many original features and within walking distance of shops and restaurants.

The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

Less then 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.

In Siorac (supermaket, bank, small shops, restaurants); 8kms from St Cyprien (all services).
