A charming old stone village house with private walled courtyard, swimming pool with delightful summer kitchen and lovely valley views.
On entering the courtyard via the wrought iron gate, the terrace with pool is immediately in front of the house with the summer kitchen set along one side. Well equipped with oven and hob, fridge, sink and good range of cupboards, the summer kitchen offers ideal al fresco dining possibilities. To the rear of the property, ideally located close to the summer kitchen, a covered eating area also enjoys the views.
The main entrance door to the house leads into a small hallway, off which are a laundry area to the right, and a double bedroom with large fully tiled ensuite bathroom to the left (bath & shower over, WC, bidet and vanity unit with marble top). The bedroom has retained the charming exposed stonework often seen in traditional Périgourdine houses and has French windows leading out to the covered dining terrace which overlooks the valley view.
Solid wood stairs lead to the first floor where there is a characterful dining room with long dining table, parquet floor, beams, exposed stonework and long French windows overlooking the valley which lead out onto a small balcony - ideal for a sunny breakfast.
From the dining room a doorway leads through to the breakfast kitchen which is well equipped with wooden floor, a good range of solid wood wall and base units, tiled walls, breakfast table and a double window overlooking the pool courtyard.
Two steps lead down to the cosy sitting room with exposed stone walls, large beamed ceiling, open stone fireplace and tiled floor. The sofas are grouped around the fireplace and a door leads out to the pool terrace.
From the sitting room stairs lead to the top floor with a long open landing off which is a children’s bedroom with two bunk beds, a large family shower room with WC and the master bedroom with old style parquet floor and light painted beams.

The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.
