This recently restored lovely old stone property over looks open countryside and has a pool and large garden. Alongside the pool a covered pergola provides an escape from the heat of the sun on hot day.
Located approximately 8 kms from Rouffignac and 14 kms form Le Bugue the property offers a quiet countryside setting which is still convenient for shopping. Perigueux, the capital of the Dordogne, is just over half an hour away.
The property offers spacious accommodation on all levels. The entrance door opens into a short hallway, which then leads on to the large well-equipped kitchen/dining room. There is also a large utility room with ample work surface and storage space to the rear of the kitchen. The kitchen itself has a good range of wooden units and a large breakfast table. The open plan dining area also has a large solid wood table. From the kitchen doors lead out to a terraced area which also contains the pergola.
Turning left at the end of the ground floor hallway takes one to the spacious sitting room with sofas, an open fireplace and exposed stone work and beams.
Also on the ground floor is a tiled cloakroom.
From the hallway a wooden staircase leads up to two double bedrooms and two small single bedrooms, all with wooden floors and exposed beams. There are also two bath/shower rooms on this level.
Outside by the entrance to the property there is a gravelled parking area for 3 cars as well a garage for 2 cars.
The gardens are largely laid to lawn and offer good views over the surrounding countryside.
All in all a lovely secluded and quiet spot to enjoy the pleasures of the Dordogne region.

The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.
