Description

An impressive collection of fully restored old stone buildings set in 15 hectares, some parts dating back over 100 years. The property includes main house with tower and garage, two gites and a very large 13m x 7m pool with gorgeous views. Set around a very private courtyard with electric gates the property is located at the end of a tiny lane within a small hamlet just outside Rouffignac and has no passing traffic.

Restored over a 10 year period, this property offers all modern comforts including air-conditioning to the main rooms.

The pool area is stunning - 13m x 7m pool (Roman End steps, depth of 2.3m) with spacious sunbathing terrace, solar shower and covered gloriette/pergola to one end overlooking the spectacular views. The grounds are mainly laid to lawn around the pool with a selection of mature shrubs and trees including topiary and box hedge bushes, some dating back over 100 years.


MAIN HOUSE

On entering from the cobbled courtyard the front door leads into a very spacious tiled hallway, to the right of which is the dining room with tiled floor, air conditioning and picture windows overlooking the lovely view. From the dining room the kitchen leads off to the right with an impressive quad bay window overlooking the cobbled courtyard, a good selection of bespoke wall and base units in cream, and black granite work surfaces. Overall a well equipped kitchen in terms of cooking and prep areas (5 ring gas hob with extractor fan and electric oven, double American fridge and built in microwave).

The large glazed sitting/dining room at the end of the property has tiled floor, large beams, air conditioning and superb views overlooking the valley and pool. There are sliding doors to the outdoor dining terrace on one side and to the long balcony on the other which runs the length of the property at the rear of the house taking full advantage of the views.

Returning to the large entrance hallway, on the left, is the master bedroom with air conditioning, built-in wardrobes and good sized ensuite shower room with WC. There is also a separate WC with hand basin off the hallway.

At the end of the entrance hallway a lovely stone archway with wrought iron balustrade leads into a very characterful informal dining room, ideal for family gatherings. Dubbed "La Boulangerie" because of the original bread oven being in situ, this room has tiled floor, exposed stone walls and beams, a large solid oak dining table, bar and wide screen TV.

Opposite "La Boulangerie", passing through the ancient pigeonnier with glazed door to the cobbled courtyard, a solid wood staircase leads to the first floor where there are 4 bedrooms, a newly installed shower room, a second family shower room and an immense Home Cinema studio with limed beams, comfortable sofas, parquet flooring and large TV with surround sound system.

Completing the main house, in the basement area, the laundry room is accessed via a staircase from the entrance hall.


GITES (each sleeping 4 people)

Whilst retaining their lovely French farmhouse character the two gites offer fully functioning self-contained properties in order that guests can retain their own privacy whilst being part of the overall extended group holiday.

Each has two bedrooms and a tiled shower room on the first floor, with open plan tiled sitting/kitchen/dining room on the ground floor. Both kitchens are fully equipped with microwave oven, hob, dishwasher, fridge etc.

Both gites also have their own private dining terraces.

PLEASE NOTE: The staircases in both gites are quite narrow and are therefore not suitable for the elderly or very young children.


LOCATION
Just 3.7km from Rouffignac which has all amenities including supermarket with petrol station and a host of small shops, doctors, dentist, pharmacy, physio/optician, hairdresser, beauty salon, café/restaurants, police station and fire station. The weekly outdoor market is also very popular.

SITUATION

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
