A charming old stone cottage, ideal for a couple or small family, located in 2 hectares of very pretty countryside yet ideally located just 2kms from the market town of Le Bugue with its colourful market every Tuesday morning. The cottage has a delightful grassy courtyard in front with vine covered eating area. Opposite the courtyard, on a slightly lower level, a gate gives access to the enclosed and totally private pool with terrace and lovely views across the countryside and woodlands beyond. At the back of the property is an ideal barbecue area, also with woodland views, and a further covered auvent provides a shady area for relaxing with a good book. From the front courtyard the entrance door leads into the comfortable sitting room with open fireplace, tiled floor and exposed stonework and beams. To the right, two steps lead to the large master bedroom which is light and airy with parquet floor, beams, writing desk and a door to the grassy courtyard. A short corridor, also on the right of the sitting room, leads to a shower room, laundry area and separate WC. To the left of the sitting room the very pretty country style kitchen with pale blue units leads through to the dining room which has exposed stonework and beams. Both the kitchen and dining rooms have doors leading outside to the vine covered eating area. From the dining room steep wooden stairs lead up to a small twin bedded room with ensuite bathroom. All in all a very cute country cottage offering a quiet retreat with lovely views yet within striking distance of a bustling market town and within easy reach of the numerous sites in the Périgord.

C'est un charmant cottage ancien, en pierre, idéal pour un couple ou une petite famille, ancré dans deux hectares de campagne pourtant idéalement situé, à deux kms seulement de la ville commerçante du Bugue où se tient, tous les mardis matins, un marché haut en couleurs.

Le cottage est doté d'une délicieuse cour herbeuse avec un espace repas couvert de vigne. En face de la cour, à un niveau légèrement inférieur, un portail donne sur la piscine close et totalement privative avec terrasse et de superbes vues au-delà sur la campagne et les bois. A l'arrière de la propriété est aménagé un espace barbecue idéal, également avec vue sur les bois et un auvent procure un espace ombragé pour se détendre avec un bon livre.

De la cour frontale, la porte d'entrée s'ouvre sur le confortable salon avec cheminée ouverte, sol carrelé et poutres et pierres apparentes. Sur la droite, deux marches mènent à la grande chambre principale, lumineuse et aérée, avec un parquet, des poutres, un bureau et un accès sur la cour herbeuse. Toujours à droite du salon, un petit couloir mène à la salle d'eau, la buanderie et un WC indépendant. A gauche du salon, la très jolie cuisine de style campagnard avec ses éléments de couleur bleu pâle donne sur la salle à manger aux poutres et pierres apparentes. La cuisine et la salle à manger ont, toutes deux, accès sur l'espace repas couvert de vigne. Depuis le salon, un escalier raide, en bois, monte à une petite chambre aux lits jumeaux avec salle de bains en suite.

En résumé, c'est une très jolie petite maison de campagne offrant un refuge tranquille avec de superbes vues et pourtant à deux pas d'une ville au marché animé et des nombreux sites du Périgord aisément accessibles.
