Set high up in the heart of the vineyards around Bergerac, close to the village of Gageac-et-Rouillac, this charming cottage has uninterrupted views right across the countryside. The large garden is mainly laid to lawn with an interesting selection of mature fruit trees providing pockets of shade. The pool is set slightly lower than the property and has the same superb views over the vineyards and surrounding countryside. There is a covered pergola along one side of the pool, with built-in barbecue area, providing an ideal spot for outside eating. There is also a poolside shower.

The cottage is comfortably furnished and equipped to a high standard. Its elevated situation, combined with the many French doors leading from each of the rooms to the garden, means this is a delightfully light and airy property. The entrance door leads into a small hallway with a corridor to the right off which are two very pretty bedrooms, both with ensuite bathroom. The master bedroom has a ceiling fan. Directly ahead of the entrance hallway is a further shower room with WC. To the left steps lead down to the kitchen/dining room with terracotta floor tiles and a wood burning stove. A door leads from the kitchen into the charming sitting room. There is also a fireplace with wood burning stove in this room. The decor throughout makes use of light colour schemes and there are many thoughtful touches which add to the charm of this property. A delightful cottage, set in a very tranquil location with lovely views yet close to the main town of Bergerac with its many amenities.

Située en hauteur, au coeur des vignes environnant Bergerac, près du village de Gageac et Rouillac, ce charmant cottage jouit d'une vue imprenable droit sur la campagne. Le vaste jardin est principalement voué au gazon avec une intéressante sélection d'arbres fruitiers procurant des zones ombragées. La piscine est située légèrement en contrebas et bénéficie de la même vue superbe sur les vignes et la campagne alentour. Longeant un côté de la piscine, une pergola couverte avec barbecue offre un coin repas idéal.

Le cottage est confortablement meublé et pourvu d'un équipement de haut de gamme. Son emplacement en hauteur associé, dans toutes les pièces, aux portes fenêtres s'ouvrant sur le jardin en font une propriété ravissante, claire et aérée. La porte d'entrée mène à un petit vestibule avec un couloir à la droite duquel se trouvent deux très jolies chambres, chacune avec salle de bains en suite. La chambre principale est dotée d'un ventilateur fixé au plafond. Juste en face du vestibule, à l'entrée, est aménagée une salle de douches supplémentaire avec WC. Sur la gauche, des escaliers descendent à la cuisine/salle à manger au sol carrelé, couleur terracotta où se trouve un poêle à bois. De la cuisine, une porte mène au charmant salon. Dans cette pièce, se trouve également un poêle à bois. Partout, le décor est composé de tons clairs et de nombreuses touches délicates qui ne font qu'accentuer le charme de cette propriété.

Un ravissant cottage situé dans un lieu très tranquille jouissant de superbes vues et cependant proche de la grande ville de Bergerac et de ses agréments.
