Sleeps up to 8/9 persons. From €1125 to €2399. A beautifully restored property set in private sloping grounds of 3,5 hectares. This original exposed stone house is set on a hill and is just 300 m from the 1000 year old abbey of Paunat. It has a lovely view over the valley of the Pradelle, a little stream that flows into the river Dordogne 2 km beyond. The house has large terraces with lovely views over the infinity swimming pool and the rolling countryside of the Périgord and beyond, to the Dordogne valley.
Within walking distance of the property (300m) the picturesque village of Paunat has an abbey dating back to the 10th century. In one of the outbuildings of the abbey is a Périgourdine style restaurant. Within 3 km is the mediaeval village of Limeuil, one of “Les Beaux Villages” of France, which is situated at the confluence of the Dordogne and Vézère rivers. Le Bugue, with its colourful bustling market every Tuesday morning, is just 7km away and has several supermarkets, banks, restaurants, hotels and boutiques.
The property is approached via a large, round gravel parking area, offering parking for several cars.
The main house has a wealth of exposed stone work and beams and a large open fireplace in the sitting room. In addition to the main oak door leading into the sitting room the owners have also installed a second, glazed door, looking out to the views from its elevated position. Also on the ground floor is a newly installed kitchen with light coloured units, a pantry area and a dining room with glazed doors leading to the sitting room.
An open staircase leads up to the mezzanine where there is a TV room, a shower room with corner shower and double basins, and a large master bedroom with pale grey built-in dressing units.
Across the courtyard is the cottage which has three bedrooms and two bathrooms with covered outdoor dining area. To the left in the entrance hallway is the original bread oven that was used in times gone by to bake bread for the monks. The property once belonged to the abbey and was also used as accommodation for shepherds.
From the hallway a door leads to a shower room with WC. The hallway then leads to a comfortably furnished sitting room with TV (Dutch, German, French and English channels), VCR, radio and CR. The house has wireless internet connection and telephone. The sitting room leads through to the dining room with exposed stonework and beams and an impressive open fireplace. From the dining room a door leads through to a long galley style, very well equipped kitchen. The master bedroom, with its ensuite shower room and WC, is also on the ground floor.
Wooden stairs lead up to two charming twin bedded rooms, both retaining exposed stonework and beams. Each of the upstairs bedrooms has a washbasin.
Outside the gravelled courtyard leads to a stone built barn with table tennis and table football and a large and small barbecue. The laundry room with washing machine and dryer is also located in the barn.
Several terraces and lawns surround the property on different levels with comfortable loungers set around the swimming pool to enjoy the sun and the view over the orchard and the countryside.
The newly built salt water swimming pool (10 x 5 m) (low chlorine dosage) also has a solar shower with warm and cold water next to it.

This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.
The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.
Less then 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
At 300m from Paunat (‘depôt de pain’ & restaurant); 7kms from Le Bugue (supermarkets, banks & restaurants).
