An attractive and very private property located in Mauzens-et-Miremont, a well located pretty location here in the Dordogne. With an exceptionally lovely pool and garden the property is totally secluded within the grounds.
On entering through the wooden gates to the grounds the view is far reaching towards the village of Mauzens-et-Miremont and the wooded valley beyond. The large 12x6 meter pool is positioned to your left set with generous paved pool surround ideal for long days in the sunshine. The house has a large wrap around gravel terrace that enjoy the views, currently with 2 separate outdoor eating areas (one shaded and the other in full sunlight).
The main door leads into the fully equipped bright kitchen with bespoke oak units including a kitchen island. Off the kitchen a characterful barn style door leads to a small fully tiled shower room.
A couple of steps up from the kitchen lead into the tiled open plan characterful sitting/dining area. From the sitting/dining area double doors open out on to a large glazed sunroom over looking the views and gardens currently used as additional dining space (double glazing and electric radiators make this room a cosy addition in non Summer months also).
On the first floor there are 3 good sized double bedrooms (2 of which have fully tiled en suite shower rooms).
Outside, towards the bottom of the garden, the quaint one bedroom gîte on the property has a separate driveway access from the main house, and it's own private terrace surrounded by trees. The door enters into the fully equipped open plan kitchen/dining/living space, from which there is also access to a tiled shower room with WC. Stairs lead to the double bedroom and makes this an ideal space for a couple looking to be separate from the main group.

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.
Less then 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
