Description

Set on a hillside, just 2km from the pretty village of Limeuil and the confluence of the Dordogne and Vézère Rivers, this privately located property is built in the local style with lovely woodland views. It is superbly situated for visiting some of the best prehistoric sites, as well as being close to plenty of places to eat out from simple cafés to Michelin rated restaurants.

The spacious accommodation is split over 2 levels making this a great property for a family holiday. Steps lead up along the side of the property which gives access to the rear entrance door. On entering the property through the glazed summer room you are in a large bright hallway from which, to the left, you find the kitchen and, to the right, the master double bedroom and modern family shower-room with large walk-in shower and separate WC.

The traditional French style fully equipped kitchen has double doors leading out onto the glazed summer room with large farmhouse style table - the ideal spot for a morning coffee and croissant.

Also on the ground floor is the comfortable sitting room, with traditional working fireplace and a flat screen TV (Both English and French channels available & Apple TV).

Doors from the sitting room lead out onto a large rear terrace which surrounds the salt water infinity swimming pool (10m x 5m) with outdoor solar shower. There are multiple spots for alfresco dining in the private grounds which are surrounded by trees, including a large partially covered dining area overlooking the garden and pool and a rear dining area with brick-built barbecue.

Returning to the hallway, a solid wood staircase leads to the first floor which offers a further 2 double bedrooms and a small shared shower room with separate WC.

All in all a very well equipped family property in a lovely country setting, not far from the many sites the area has to offer and just 2km from the lovely riverside village of Limeuil.

Situation

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). Although times may have changed over the years the beautiful Dordogne landscape, in one of the most beautiful areas of France, continues to offer something to amaze and delight everyone. This ancient land, deep in the heart of sunny south-west France, is perfect holiday country; a magical place that will reward all those who choose to explore it.

The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

Less then 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.

At 2km from Limeuil (café, organic grocery store which sells bread & restaurants); 8kms from Le Bugue (supermarkets, banks & restaurants).
