A charming honey coloured stone property in a very tranquil setting of 4 hectares just 1km from the village of Limeuil. Limeuil is located at the confluence of the Rivers Dordogne and Vézère and has the accolade "l'Une des Plus Beaux Villages de France". The property has the added advantage of being only 3km from the market town of Le Bugue which offers all amenities.

On entering the property via the heavy oak front door one arrives into the large fully equipped kitchen with tiled floor, exposed beams, an excellent range of wall and base units and large breakfast table.

From the kitchen a corridor leads off from one side which opens out into a study area and a cloakroom with WC and hand basin. At the end of the corridor one finds a lovely light dining room with sliding doors to the front overlooking the graveled courtyard and garden, and a door to the rear leading out to the pool with wooden sunbathing deck.
Returning to the kitchen, a door on the far side leads through to a cosy sitting room with comfortable sofas and wide screen TV.
Also on the ground floor is the large master bedroom with integral bathroom including bath, vanity unit and WC. 

Returning to the sitting room a solid wood staircase leads up to three further bedrooms (2 double and one single) and a shared family shower room with large shower, vanity unit and WC.  The bedrooms have a mix of beams, chesnut flooring and double glazed windows overlooking the grounds.  Also on the landing is an air conditioning unit to cool bedrooms at night.  Please ask for details of the supplement for this service.
Outside the property is situated in a very private setting, being the last house in a tiny lane with no passing traffic.  Extensive grounds of 4 hectares to the front and rear surround the property.  To the front of the property is a large graveled courtyard with all-weather table tennis table. There is also a lake and stream within the grounds, which are fully enclosed by a wooden gate.  To the rear of the property is the large pool with wooden sunbathing deck.
All in all a very well equipped property in a private location yet within a stone’s throw of the market town of Le Bugue with all amenities, and walking distance to the picturesque village of Limeuil which sits on the confluence of the rivers Dordogne and Vézère where cafés and restaurants overlook the canoes as they drift pass.

This property is based in the Dordogne (often referred to by its ancient name "The Périgord"). The Périgord Noir where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.

Less then 1 hour from Bergerac airport, 1.5 hours from Brive airport, 2.5 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.

Just 1km from Limeuil (boutiques, organic grocery store which sells bread (July & August), restaurants & cafés); 3km from Le Bugue (banks, shops, supermarkets, restaurants & cafés).
