A charming old stone property with pool, immaculately restored to provide very comfortable living accommodation. Situated in a tiny hamlet not far from the Bastide villages of Beaumont, Cadouin and Monpazier the property is centrally located within the beautiful Perigord Noir area of the Dordogne.
An old stone wall with gates gives access into the central courtyard in front of the house. A very large barn, partly open on two sides, runs at right angles to the property and offers ample space for covered outdoor dining and a children’s play area.
At the end of the barn, set into a lovely tall stone wall, is a wooden gate leading to the rear garden and pool which has a rigid cover conforming to French law. The pool is entirely enclosed with a high laurel hedge and small gate and has a sunbathing terrace to all sides, poolhouse with WC and a small lawned area at the end of the pool.
Returning to the central courtyard the heavy oak entrance door leads into a generous hallway with impressive staircase. To the left is the formal sitting room with exposed stonework and beams, open fireplace, comfortable sofas and tiled floor. The sitting room leads through to a very generously proportioned kitchen/dining room with separate utility/laundry room. The kitchen and laundry room have light coloured floor tiles, an excellent range of light oak base and wall units, black mock granite work surfaces and blue wall tiling. There is a large range style cooker. Both the kitchen and utility room have doors leading to the front courtyard.
Returning to the entrance hall, to the right, is a second sitting/TV room and to the rear of the hall staircase is a cloakroom with WC and basin, a range of sliding wardrobes along an inner corridor which leads through to the downstairs tiled bedroom with ensuite bath/shower room and separate WC. At this level is a door leading to the rear garden and pool.
The wooden staircase splits to right and left as going upstairs and has a large landing area at the top ideal for reading. To the right upstairs is a large bedroom with oak flooring, beams, and windows to front and rear. To the left upstairs are two further good sized bedrooms with oak flooring, beams and built-in wardrobes, a shower room and a separate WC.
All in all a charming property, very recently restored to a high standard and offering very comfortable accommodation.

The Périgord Noir, where the vast majority of our properties are located, is the 'Jewel in the Crown' of the Dordogne for here, in the triangle formed between the rivers Vézère and Dordogne, you will find the greatest concentration of natural wonders and historic sites, and the loveliest stretches of both rivers. The area is bounded by four famous towns and this property is well situated within this boundary - Sarlat, a medieval treasure house; Périgueux, a thriving and sophisticated small city; Bergerac, shippers of wine since the Middle ages and Monpazier, an extraordinarily well preserved bastide built by King Edward I in 1285.
Less then 45 minutes from Bergerac airport, 1.5 hours from Brive airport, 2 hours from Bordeaux airport/TGV station and 2.5 hours from Toulouse airport.
