Based in Gascony, and sleeping up to 8/12** people, located between Lectoure and Fleurance, this impressive property is set entirely in its own grounds of 1.5 hectares with a long private driveway. Attention to detail in this newly renovated old stone Maison de Maître may be seen throughout and the owners have created an extremely spacious and comfortable home.
The entrance door opens into the welcoming hallway with baby grand piano which may be made available to serious pianists. All flooring throughout the property is a lovely creamy travertine. To the left of the hallway is a large sitting/TV room (41m2) with several comfortable sofas and armchairs, exposed beams and flatscreen TV. To the right of the entrance hallway is a spacious double bedroom, decorated in light tones, with its own ensuite bathroom including Victorian roll top bath, separate shower, basin and WC.
This bedroom can be made up as a twin bedded room or as one large super king size bed, being set privately away from the main location of the other bedrooms it provides an ideal space for any guests who need privacy or who have a baby or young child. Also on this level is an enormous 130m2 open plan kitchen/sitting/dining room. Exposed beams and an open stone fireplace give real character to the room, with a combination of antique and contemporary furnishings. In the well-equipped kitchen area there is a extensive range of light wood base and wall units with built in microwave, a Falcon range style cooker, plenty of work surface space, a central marble topped island, and a larder behind the main kitchen with large fridge/freezer. To the rear of this upper level is the master suite (52m2) with views overlooking the pool. The large ensuite bathroom to the master suite includes walk-in shower, Victorian roll top bath, double basins and WC.
There is also a guest cloakroom on this level. All windows look out on to the grounds with beautiful views.
A staircase leads down to the garden level where there are three further bedrooms, one with ensuite shower room. The other 2 sharing a large family bathroom, and a laundry room with WC. The large ensuite double bedroom has arched doors leading to the garden. Along the tiled corridor the other two bedrooms share the family bathroom (large bath, separate shower, double basins and WC). Outside, the grounds surrounding the property are mainly laid to lawn with a good selection of shrubs and trees. The large pool house with terracotta floor, covered dining area and summer kitchen (with sink, fridge and work surface) overlooks the large 12m x 5m salt water swimming pool which has a generous sunbathing terrace. For a supplement the pool may be heated.
Throughout, both interior and exterior, the quality of this renovation is evident and given its private location guests will feel they have found a really peaceful haven from which to enjoy a lovely relaxing holiday yet being not far from all the sites.
Closest shops - St Clar where there is a supermarket and small shops, a doctor and restaurants. For more substantial shopping Fleurance has all amenities including a market every Tuesday and the market town of Lectoure is only 15/20 minutes away.

The Heart of Gascony
Gascony refers to ancient territories in South-West France that ceased to exist after the French Revolution and cannot be found on modern day maps. The Duchy of Gascony was formed in 852 and joined with Aquitaine in 1036. It was subjected to English rule in the 12C for some 300 years and many Bastide and walled towns built during this time can still be seen today. Although the region of Gascony does not officially exist now, local people still proudly proclaim to be "Vrai Gascons".
We have a large selection of houses in the department of the Gers, and smaller selections in the neighbouring departments of the Hautes Pyrénées, Haute-Garonne, Tarn-et-Garonne and Ariége.
